Condo Developer Targets Key Biscayne – New Luxury Condomimium in Key Biscayne

2011 Year in Review – South Florida Trends

Absorption summarizes 2011 in one word. Miami is in the Top 10 Recovery List. Prices have increased in almost every market segment.  The luxury market continues to improve. The ultra luxury section experiences especially high activity and ONE | Sotheby’s was involved in 3 of 4 sales closed over $20million.

Key Biscayne oceanfront stays very steady and continues to be a sure value. Key Biscayne waterfront single family homes have performed teh best in 2011 with a healthy increase in average sales price and a 7% increase in median sales price. 

The second half of 2011 has seen the last of the "bargain" for non waterfront Key Biscayne single Family Homes: the trend if back to positive with 11% in average sales price and 13% in median sales prices with an average sales price per square foot at $564.
